Michael J. Nichols
Vice President, Parking Consulting

Michael J. Nichols brings over 17 years of diverse operational and sales experience in the parking industry to Next Parking. Michael has worked for leading national and regional parking management firms over the course of his career in positions of increasing responsibility in cities along the Eastern seaboard. Michael is particularly experienced in applying cash control procedures, audit systems, and new technology to exiting parking locations to enhance financial returns and customer service measures. Michael joined Next Parking in 2008 to facilitate parking acquisitions, manage Next's parking portfolio, and perform fee-based parking consulting for clients.

Michael graduated from St. Mary's College of Maryland with a BA in Economics. Michael is Vice President of the Middle Atlantic Parking Association and holds a Certified Parking Facility Manager designation as awarded by the National Parking Association.


Robert Caplin
Principal and Executive Vice President

Robert Caplin has over 20 years experience in the commercial real estate industry. Bob joined Next Realty in 2001, following 16 years as a site acquisition specialist with Chicago based Centrum Properties. During his tenure, Centrum acquired and developed commercial real estate valued in excess of $350 million. Bob's real estate development experience includes retail, multi-family, parking structures, and mixed-use projects. Bob has a proven ability to overcome challenging obstacles through creative deal structuring, and has negotiated complex zoning, annexation and contractual issues with both owners and municipalities.

Since joining Next, Bob has spearheaded the growth of the parking division. Bob has overseen the acquisition of a portfolio valued at over $200 million dollars of parking related assets, totaling over 8,200 parking spaces in four states and including freestanding and condominium garages, self-park and valet operations, and off-airport facilities.


Andrew S. Hochberg
Managing Principal

As Managing Principal of Next Realty, Andy Hochberg oversees all company activities including business development, transaction execution and corporate management. Andy's broad range of real estate investment experience allows him to review opportunities not only from an owner’s perspective, but also that of an investor.

Andy founded Next Realty ten years ago to manage and grow a portfolio of retail shopping centers originally developed and purchased by the Hochberg family. Since then, Andy has utilized his experience and taken calculated risk to diversify Next Realty’s business lines, which consist of retail and parking tracts, and grow the portfolio to nearly $400 million of assets under management.

Before forming Next Realty, Andy served as CEO of Sportmart, a $450 million sporting goods retailer. In previous roles at Sportmart, Andy spearheaded the company's growth from 25 to 70 stores, successfully established the company’s real estate strategic direction and negotiated the merger of the company with Gart Sports and The Sports Authority. Andy earned his undergraduate degree in Economics from the University of Pennsylvania Wharton School of Business and his Juris Doctor from Northwestern University.


Marc Blum
Principal and Chief Operating Officer

Marc Blum has more than 18 years of experience in the fields of real estate investment and portfolio management. His work has encompassed a variety of areas, including acquisition, reposition and disposition of more than $750 million dollars in real estate assets, financial analysis and due diligence.

Marc’s prior experiences, as Vice President of Acquisitions for Klaff Realty and Senior Asset Manager for Ocwen Financial Corporation and Ocwen Investment Corporation, provide a solid base for his role as Chief Operating Officer at Next Realty. Marc’s diverse responsibilities include acquisitions and dispositions, property and asset management, leasing of all portfolio properties, as well as partnership and financial structuring and reporting.

Marc holds a bachelor’s degree in Finance and Marketing from Syracuse University in addition to a master’s degree in Real Estate Investment from New York University. He also holds CCIM and CPM designations.


Eteri Zaslavsky
Director of Business Development

As Director of Business Development at Next Realty, LLC, Eteri is responsible for helping with the development and execution of the company’s acquisition investment strategy for retail and parking properties.  Eteri is charged with developing and fostering relationships with investment sales professionals, owners of real estate assets, financial institutions and joint venture partners.  Eteri’s daily responsibilities include identifying properties that meet the company’s investment objectives, underwriting potential opportunities and structuring transactions.

For the past 10 years, Eteri has been active in all aspects of the commercial real estate business.  Most recently, Eteri worked at Allstate Investments, where she was responsible for underwriting commercial real estate loans and completed more than $550 million in transaction volume.  Earlier in her career, Eteri analyzed equity and mezzanine debt investment opportunities at the Tuckerman Group and worked for the Capital Markets Group of Jones Lang LaSalle representing clients in disposition of over $725 million in real estate assets. She graduated with a BA in Economics and an MBA in Finance from The University of Chicago and is an Illinois licensed real estate salesperson.


Rebekah Carlson
Business Development

Rebekah Carlson joined Next Realty in 2003, and is responsible for the parking marketing and development platform, integration of materials, and execution of business development strategy.

Rebekah's role at Next Parking also includes outreach and client services.
She draws on significant experience in marketing, non-profit, education, hospitality, retail and real estate fields to analyze needs and create innovative solutions.

Rebekah holds a bachelor's degree in Political Science from Aurora University, where she graduated with top honors. She is an Illinois licensed Real Estate Salesperson. Rebekah is a member of the National Parking Association, the International Council of Shopping Centers, and the American Marketing Association.


Matt Hronick
Consulting Associate

Matt joined Next Realty in 2008 after working as a marketing coordinator in the residential construction industry. Matt brings experience in marketing, journalism and graphic design, as well as a history of creative projects in print, video and web media. Matt received his BA from Quincy University.
